Making the decision to buy or sell your home is one of the most important decisions you can make in your life. So it requires much thought and careful planning. You may have googled “How to sell my home without an agent,” in hopes of being a For Sale By Owner (FSBO). FSBO is flaunted as a way to save you thousands of dollars and cut costs when it comes to selling your home. However, FSBO sellers have to be prepared to manage the whole sales process and do a lot of legwork without a guarantee of closing on a final sale.

If you are considering selling your home without an agent, ask yourself a few questions: Are you prepared to work with a buyer’s agents? Are you capable of handling all of the sales and marketing? Are you willing to screen potential buyers?

As you can see, this is a lot to think about. Below are 5 reasons why you should hire a professional to help you buy/sell your home:

1. Lots and Lots of Paperwork…

Every state has different regulations (which are constantly changing) regarding contracts required to ensure a successful sale. You have to be prepared to handle purchase contracts, title  insurance, mortgage loan, property insurance, and a few more.

Also, there are certain requirements that a contract needs to be legally compliant. For example, if you are selling your home, you must disclose any latent defects of the house. Don’t put yourself at risk of being sued!

It is important to have your home priced accurately right out of the gate so that you can attract the right buyers, which in result, will shorten its time on the market. 3. It’s Negotiation Time!

Besides negotiating the final price on your home, think about all of the parties involved that you will have to negotiate with. From the buyer to the inspector, to the appraiser, there are at least 11 different parties that will be involved with this process. Don’t you want a professional to handle all of this for you so you can sit back and relax?

4. Market Trends

Do you know anything about home sales, prices, or mortgage rates? What about the specifics of what is going on in your area? Do you know how much to offer a seller without offering too much or too low? Can you price your home accurately? Hiring an agent will ensure that your buying/selling decision is an educated one. Real estate agents are always keeping their finger on the pulse of the market trends and news to provide you with the most up-to-date information.

5. Congratulations! You Have Found Your Dream Home…Now What?
